Operators we install on new gates

We install LiftMaster on every new project — one commercial brand we trust to hold up across our service area. For budget-conscious residential, Ghost Controls and select affordable alternatives. Other brands we service and stock parts for, but we don’t put them in on new installs.

LiftMaster CSL / SL Series

Heavy-duty commercial slide operators — CSL24UL and SL3000UL. The default for industrial cantilever slides.

LiftMaster Mega-Arm / SW Series

Commercial swing operators for single and dual swing gates. Rated for the cycle counts your site actually runs.

LiftMaster CSW Series

Articulated swing operators for residential and light-commercial swing gates — aluminum and ornamental driveway gates.

LiftMaster Barrier Arms

Barrier gate operators with high-cycle ratings, integrated loops, and LPR-friendly relay outputs.

Ghost Controls & Affordable Alternatives

Budget-friendly residential gate operators for lower-cycle driveways. A solid option when LiftMaster is more than the project needs.

Service on Any Brand

HySecurity, FAAC, Came, Nice, BFT, DKS, Linear — we service and stock parts for all major brands. If it’s installed, we can fix it.

What goes around every operator we install

The operator is one component. Safe, reliable gate automation is a system — and every part of that system gets installed.

Access control we pair with gates

The gate opens — but who gets to open it? We match the access method to how your site actually operates.

Keypads & Remotes

The most basic and most common. PIN code entry and wireless remotes for straightforward residential and commercial access.

Smartphone App Control

Not much extra cost and a feature people love — especially for residential and small commercial sites with few users. Open, close, and monitor from your phone.

Intercom Systems

Video or audio intercoms for visitor screening. Essential for gated communities, estates, and commercial properties with deliveries.

Cellular Openers & Monitoring

Open the gate from anywhere via phone call or app. Remote monitoring pushes gate status and alerts to your phone or to ours.

Access Controllers

Full access control systems for the gate and building doors. We can install a new controller or integrate into your existing system.

LPR / Vehicle Detection

License plate recognition for trusted-vehicle auto-entry. Loop detectors for arrival and free-exit cycles.

Solar vs. hardwired power

We install solar-powered operators when hardwired power isn’t accessible — rural acreages, remote compounds, ag sites. But solar has limitations.

Good to know

Answers to the things people ask on the first call.

Do I need a permit?

No permit is required for the gate itself. Electrical does require a permit — your preferred electrician can handle it, or we can hire ours. We handle utility locates (underground services) which are free but take 2–3 weeks.

Can you automate my existing gate?

Usually yes. Adding an operator, safety devices, and controls to an existing gate runs $3,000–$10,000 depending on the gate type and what’s needed.

Warranty

1-year labour warranty on our installation, plus manufacturer warranty on all parts and operators. We offer optional maintenance packages that extend your warranty coverage.

Emergency service

24/7 emergency service available. Gate stuck open? Won’t close? Call us any time.

What can I do myself?

We train you at install on the basics: keep sensors clean and clear of snow, how the manual release works, and how to snap a photo of the control board to send us for remote support. Anything past that — call a pro.

DIY installs gone wrong

The two biggest failures we see from non-specialists: wrong operator for the gate weight, and posts that weren’t set deep enough. Both lead to premature failure and expensive fixes.

Gates we didn’t install

We service any gate regardless of who installed it. We’ll assess the system, give honest feedback on whether to repair or replace, and quote accordingly. We get a lot of these — people come to us after a bad install elsewhere.

Maintenance keeps gates running

Correct installation is the #1 factor in gate longevity. Maintenance is #2. Skip it and you’ll be calling for a breakdown instead of a tune-up.

Heavy use — 3× per year

High-cycle commercial and industrial gates. Quarterly service prevents wear from becoming failure.

Moderate use — 2× per year

Multi-tenant commercial, parking facilities, and busy residential acreages. Spring and fall visits.

Light use — 1× per year

Most residential gates. One annual comprehensive check keeps everything running smooth.

Common service calls

Sensor issues are the most common — often self-diagnosable. Anything beyond sensors requires an on-site visit.

What a full maintenance visit includes

What to expect: timeline

Once the design is finalized, here’s the typical process from shop to site.

All together, a full site install typically spans a few days of work spread over one to two weeks, once fabrication and finish are complete.

What does it cost?

Every gate project is different, but here are realistic ranges so you know what to budget.

Automate an existing gate

$3,000 – $10,000

Add an operator, safety devices, and controls to a gate that’s already installed. Price depends on gate type, weight, and the accessories you need.

New gate + automation

$8,000 – $25,000+

Full package — custom fabricated gate, operator, safety sensors, access control, and installation. Scope and materials drive the final number.
